Keeping a Positive Attitude When Life Gets You Down

So your ship didn’t come in because it sprung a leak and sank instead. Something you hoped for didn’t materialize, or you’ve suffered a loss. Something crummy comes your way.

It’s very tempting and easy to lapse into lethargy and become immobilized. In fact, that’s the response of the majority of the people out there. So if you really want an extra edge over everyone else that will help ensure your success, become one of the few who are able to persevere in spite of setbacks.

It’s fine to take some time to grieve or to just plain mope. But at some point, and probably sooner than you think you’re ready, it’s time to pull yourself together and forge ahead.

Here are some strategies to help you get back on track:

1. Start filling your personal hopper. This means to start initiating things that might come back to you or that might grow into something of value. For example, if your job has gone from bad to worse, update your resume and start sending it out. Start an internet business on the side. Enroll in a course to upgrade your skills. Order something exciting by mail order. Plan a trip. These are all seeds to plant for the future. Just taking these steps will energize you and give you a sense of optimism, because you have things to look forward to.

2. Schedule a night out with friends or with a loved one. Even if you don’t feel like it, force yourself to do this. Go see a movie or try a restaurant you’ve been wanting to visit. You don’t have to discuss your problems if you don’t want to; often the camaraderie and sense of support is enough.

3. Start a project unrelated to your problem. For instance, start cleaning out the garage and getting it organized. Learn to knit, and make a scarf for a loved one. Commit to a running program. When you pull your focus away from your problem, it actually makes you more open to creative solutions. Often they’ll come to you, unbidden, while you’re engaged in an unrelated activity.

If you already know what brings you out of a funk, capture these strategies in a list somewhere. The next time you’re struggling and need a lift, consult this list and take action. Sometimes you absolutely have to force yourself to do this. (It’s similar to how we want to slap that perky person who insists on telling us to have a terrific day when we’re feeling grumpy.) But if you force yourself, the momentum will kick in, and your attitude will improve.

And when your attitude improves, ideas and solutions are more likely to come to you.

Real Estate Deposit vs Down Payment

When you’re selling your home, you have to be familiar with related real-estate lingo. You have to know the difference between a canopy and an awning; a mortgage and a loan; and most importantly, the difference between a deposit and a down payment.

Believe it or not, there are a lot of home sellers who think that deposits and down payments are one and the same, when in reality they are not.

A deposit is the money given or handed over to the owner when a buyer indicates a sincere desire to purchase the property being sold. It is a token amount that could be as small as a few hundred dollars, or as big as 5% of the total purchase price. The deposit can be returned when the transaction does not fall through for reasons beyond the control of the buyer, and can also be forfeited in favour of the seller. When the purchase pushes through, the deposit is credited to the buyer and forms part of his down payment.

A down payment or equity, on the other hand, can be considered as an initial payment on the property itself. It is given when the buyer has decided to actually purchase the house (unlike in deposit, where it is given when the buyer indicates a desire to buy the unit). The down payment is the total amount of money a buyer can give as a partial payment and is generally of a bigger value (10% of the total property cost, or more) than regular deposits.

It’s fairly easy to differentiate. Just remember that a deposit is smaller and, once the transaction pushes through, becomes part of the down payment. The total of these two, plus any outstanding balance, should be the agreed upon purchase price of the property.

Free Dog Training Tips: Easy Steps to You Becoming Leader of the Pack

[This article is the second in a 3-part series about changing dog behavior using positive dog training methods.]

Be a leader, a dog will follow.

From the last article, remember King and his dominant dog behavior? King was the leader of his pack — Mom, Dad, 2 kids. King set the rules in the house and didn’t hesitate to enforce them, with growling, posturing, biting and other scary dog behaviors.

In that article, I introduced 3 simple dog training steps to help you begin to take the leadership role back from your dominant and furry leader-of-the-pack.

Let’s look at another family, where Mom is the leader and Queenie is at the bottom of the pack hierarchy (where dogs should be) and her obedient dog behavior was praised and applauded by the whole family.

One day, Billy brought a dog home. The family decided to take her in and make her part of the family. They named her Queenie. Queenie was a terrier mix, feisty and pushy, with an inquisitive mind. Mom Jackie quickly began helping Queenie fit in with the family with positive dog training techniques. She taught Queenie where her sleeping places/beds were, how to make requests with a polite sit, how to communicate in a positive way, how good manners result in good things. Jackie patiently reinforced each good dog behavior until Queenie got it, and then she would review and reward to keep the good behaviors in place. Queenie quickly became a wonderful member of the family. Yes, she pushed and sought out trouble wherever she could, but Jackie was there to help redirect her and teach her new ways of using her curiosity in fun games and activities with her family. There was no concern about biting or bad dog behavior. Queenie and the rest of her pack were calm and happy.

If you want your household to be more like Queenie’s, here are a few more simple dog training suggestions to help you take back your leadership position and create an orderly and calm household. (Review article #1 for the first set of suggestions).

1. First, get their attention!

Begin all communication with your dog’s name first. “Blah, blah, blah Benji” gets their attention at Benji. “Benji! Come!” sets Benji up for success.

2. Leader first!

You, the leader, always go first through doorways, gateways, car doors, etc. The leader goes first and the dog follows. Praise, praise, praise for honoring the leader.

3. Be kind!

This is so, so important. Use a gentle voice for most things. When you need to use a more stern approach, that’s fine. Just remember, your dog is looking to you for direction and guidance. Give it calmly and lovingly and you will see the difference. Your dog will love you and want to be with you and please you.

4. Let’s play! — on MY terms.

Games and toys are great fun for dogs — and you. Begin and end games as a leader does. YOU are in control, not Skipper. End the game before he gets bored and leaves. Keep him wanting more.

5. Let’s EAT!

Being a leader means eating first at mealtime. If you typically eat at about the same time your dog eats, you eat first and then feed your dog. (This suggestions points to another strong recommendation – no running buffet!)

Don’t let Fifi run your household. No matter how large or small the dog, or how cute and cuddly, if you do not step into the leadership role, your dog will. Take leadership of your pack back and begin to change that bad dog behavior. You CAN have Queenie in your household. Just start putting these dog training suggestions in place and you’ll notice the difference right away.

Sleep deprivation has numerous positive but also negative effects. It may break our sleep neurons due to long times of sleeplessness causing malfunction. This will result in bad conduct or bad interaction or bad speech towards others.

Studies also illustrate that people deprived of sleep experience difficulties in thinking imaginative thoughts or terms. Also they suffer difficulties in delivering their declarations well. Without sleep, our brains grow weaker, and our actions and deeds will be affected.

Good sleep promotes regeneration of our system and maintains our good health and immune system function.

Physical and Other Dangers

Lack of sleep also poses dangers to ones body. As we have learned earlier, lack of sleep damages the brain and causes behavioral damages and because our brain controls the other functions in our body, sleep deprivation may also damage them.

It seems that people who lack sleep get sick more often. Also, sleep deprived persons are prone to accidents (particularly car accidents). I have found out in the internet that around 200,000 accidents are caused by sleeping drivers on their sleeping wheels.

The person who experiences sleep deprivation may also suffer financially. Because the brain (again) is affected, the person produces low-quality work. This may cause him to be kicked out of office or fired by his boss.

Sleep deprivation may also affect the person mentally. Studies shows that people who don’t get enough sleep experience difficulties in remembering things and expressing their thoughts creatively.

Researches also suggest that people who lack sleep seem to age quicker than those who get enough sleep.It seems lack of sleep affects you in many ways and you need to take action where you can rather than accept it just happens to everyone.

A proper bedtime routine

Every time before you go to sleep, you listen to your favorite classical tune. Then the day came when you have to go on a business trip and you forgot to bring the classical tape with you. Night comes and you simply could not get yourself to sleep without listening to that music first. That classical melody is the anchor. It signals your brain to prepare for dreamland.

Anchors could be a very powerful instrument to put you to sleep. Some people could not get to sleep without having a midnight snack. Having a light snack may have a sedative effect and is not bad at all. But eating too much before going to slumber may affect the quality of your sleep.

There are certain anchors that you do not want to be associated with sleep. Avoid watching TV in bed, because it can stimulate your senses. Do not make your bedroom an office, because you might associate your work with sleeping time. As a general rule, your bedroom is designed only for sleep.
