Acting As Your Own General Contractor When Building Your Dream Home

This article is intended for the DIY (Do It Yourself) home builder; however, it is very useful information for the new home buyer to understand what processes you can monitor even if you are not acting as the general contractor and hiring a general contractor. For the inexperienced DIY home builder, acting as a general contractor is one of the most stressful things anyone can undertake. After that statement, you ask yourself “Why would anyone really want to be the general contractor for their new home?” Well the number one reason is to save money, and in our society it’s all about the money isn’t it? It doesn’t necessarily mean that you are building the home (but with this approach sweat equity has a whole new meaning), you are only managing the sub-contractors.

Successful general contactors are either born good, or have been trained to be good. You, as your own general contractor, do not have the time to be as good as a contractor who makes their living building homes. For this reason, I will give you some guidelines to help you out and feel a bit more comfortable managing your new dream home as your own general contractor:

Define Your Project; I have published an article on very effective ways to decide on a dream home floor plan. I recommend that you read that along with this article. The article is called Home Floor Plan Designing for Your Future Home by Robert Kempe. Once you have decided on the floor plan and all the associated up front planning projects, such as finding the right plot of land, gathering information on building codes and permits, having signed construction drawings, etc. you have to apply for the building permits. With the homework of gathering all this information prior the application process and having your construction drawings drawn to comply with city, county and state codes this process is just a paper work issue. If you have not properly done this entire process prior to the application, this will slow your time frame down considerably. Most DYI builders wait for the building permit application to find out what is needed. Make it easier on yourself and do it first.

Execution of the Project; Now that you have a clearly defined project you can get accurate quotes from the contractors. The construction disciplines you will need are as follows: Electricians, Plumbers, HVAC (Heating Ventilation Air Conditioning), Framers, Concrete, Drywall, Finishers, Painters, Roofers, Siding, Landscaping, Windows and Doors, Garage door. Etc. Keep in mind that most contractors will have multiple disciplines and will try to combine them as much as possible either with their own work force or they may hire out subcontractors as well. This is how you execute the project. Do your homework on the contractors that you will want to work with on your home. Ask people who you know that have recently built homes who they have used as contractors. Actually any resource on contractor evaluation is helpful. Have them evaluate the experience. With this process you can then get three to five contractor references from trusted resources without involving any salesmen. Have a set of construction plans ready for each of the contractors that you are going to have bid from the list you have generated. Make sure that all the disciplines will be bid upon.

Deciding who to hire as your subcontractors; You do not always have to take the lowest bid! You want the contractor that is the most qualified and most prepared to build your home. It is highly suggested that each of the contractors break down the categories and itemize how they arrived at their price. This is best done by communicating this up front before receiving their price. Once you have all this information, evaluate the prices according to their breakdown. Rate the contractor on their responses on a scale of 1-10 with 10 being the highest rank. If the bids are close then it’s a matter of what contractor you favor the most. If there is a large gap in the prices, you need to determine why. This is where your breakdown of the work performed and the associated prices can help you determine this. This is also where you find out which contractors are the most serious and most qualified and which contractors are easier to work with. This might lead you to conclude that the best contractor isn’t always the lowest price. You get what you pay for!

Managing the Subcontractors You thought deciding who to hire as your subcontractor was difficult, try managing them! This is where most of the stress and “sweat equity” occurs. I have been a construction project manager for 15+ years and honestly, every time I am assigned a new project the fear of the unknown working relationships with each of the subs is a major concern. I feel your pain! To help you in your management, have a schedule ready during the bidding war between contractors. Have this presented at the time you present the construction drawings. In fact, have three schedules! What this will generate is three different prices from each contractor. Use this as part of your evaluation as mentioned in the previous paragraph. Your long schedule, medium schedule and short schedule will generate different responses. You want this information up front so that when it comes time to sign a contact with the subs, you can put in clauses that if they do not hold the schedule there are financial burdens placed on them. This will protect you from mismanagement on their part.

After all the schedules and contracts are agreed upon, you become more than the customer, now you are the boss. Everyday you need to communicate with the subs and get an updated detailed report on what, where, when, how and why they are on or off schedule. Manage the project by the schedule. Keep in mind that the schedule will change if you decide to change your scope of work by issuing change orders (example: changing the cupboard or cabinet size, the flooring, or appliance). Keep in mind that during this time, this is a small business and your profit is represented by how close you come to your original agreed upon costs associated with the schedule after the contract signing. We could talk about management all day long. In fact there are training courses on this subject that cost thousands of dollars. Hopefully this bit of information will get you on the right track and help make a smooth transition from concept to actually building your dream home. Remember this rule of thumb, the more you prepare the better you will be when handling the bumps in the road. Gathering information prior to needing it will actually save you more money, time and stress than you can probably calculate.

Social Skills and Problem Solving: Parents, Are You Listening?

What do we adults do when our friends call us with problems in their lives? We listen. We sympathize. We support. We validate their feelings. Maybe, just maybe, we carefully step in with a little advice.

When your kids have problems, do you abandon those wonderful listening skills and jump in to tell them how to fix their problems or analyze their handling of a situation? Yes, you have life experience. Yes, you have wisdom. Yes, you can probably save your child some grief if only he ‘listened to you’.
Most likely you cannot fix their problems anyway, or they may just tune you out, and most of all, they miss a chance to learn a life management skill.

If you gave your kids what you give your friends when they need a listener, chances are better that you will get what every parent craves: an inside view of what is going on in the mind of their child.
So give yourself a break. Just listen. Give your kids what you would give your best friend. Here are five tips to help you really listen to your kids.

1. Listen without interruption. That says “What you feel matters to me.”

2. Accept their feelings no matter how absurd, misguided, or naive they seems to you. Of course you want to guide your children to have sound values but where possible, let them have experience in ‘figuring it out’ themselves.

3. If you feel your child is stuck and it is important that you try to help, ask permission to enter the subject: “Do you want me to tell you what I think?” or “Can I make a suggestion?” And make it a couple of good quick, to-the-point nuggets, and pause. As your child trusts that you will allow him to do his own problem solving, he will be more receptive and even interested in your views.

4. Listen for the feelings behind the words. It helps kids to feel understood. As you hear your child’s words, ask yourself “What is my child feeling about this matter?” Frustrated? Proud? Confused?

5. Use a reflective listening formula: “You feel __________because_________.”
. After you hear your child’s words, you mirror back words that you believe describe how she feels. You feel let down because Lori did not call you when she said she would.” Do not presume to know your child’s feelings. If you are not sure, say, in a questioning tone: “Let me see if I have this right. You feel angry because you did not make it on time to get to play in the game.” This one is particularly helpful for practicing feelings identification with kids and adults who have Autism or Asperger Syndrome.

Special tip for success: In the beginning, your child may find this new way of communicating strange and perhaps not trustworthy. Do not force it, be patient, be consistent with your listening skills, giving your child time to figure it out, relax and trust in it.

Creativity can be defined as problem identification and idea generation whilst innovation can be defined as idea selection, development and commercialisation.

There are distinct processes that enhance problem identification and idea generation and, similarly, distinct processes that enhance idea selection, development and commercialisation. Whilst there is no sure fire route to commercial success, these processes improve the probability that good ideas will be generated and selected and that investment in developing and commercialising those ideas will not be wasted.

One common method in the problem identification and idea generation phase is the use of brainstorming. In fact, it is not unfair to say that whenever managers have a problem to solve, they are likely to herd people into a room with a flip chart and conduct (usually an ineffective) brainstorming session.

There are a number of reasons why people hate brainstorming sessions. Further, there are a number of reasons why proper brainstorming management yields superior results.

a) Brainstorming dilutes ideas. Many individuals who think that they may be onto the something find that their ideas become diluted as a result of compromise.

b) The sum of ideas produced by individuals acting alone is greater than the sum of ideas produced by those individuals acting in groups. Thus proper brainstorming management includes asking participants to address the problem and generate ideas before the actual brainstorming session.

c) Large groups produce negatives such as groupthink, evaluation apprehension and status deference which causes people to shut down.

d) Idea generation is a cognitive process and relies on the team leader having the skills to elicit that cognitive activity from individuals. Often team leaders are assigned that role for other reasons.

e) Large groups are often dominated by higher status and more forceful personalities, thus lessening the impact of other participants. Often team leaders do not have the skills to manage all people.

Any Port in a Political Storm

If there is one thing most of us can agree on it is that terrorists are a patient lot. They took about eight years to complete the job at the World Trade Center and that was during a period of passive security. In light of this, someone out therepossibly a despondent Katrina survivor, maybe a young Iraqi man who has just lost his family to an errant American missile, possibly a disillusioned teen clawing a life in some urban slum, maybe a zealot Muslim enraged by the infidels populating western-friendly Dubaiis aligning with Al Qaeda or with some new loosely networked group that is hell bent on delivering a nuclear or biochemical punch to America. After all, delivering such a blow is the ultimate statement, the greatest strike, the instant celebrity any Bin Laden wannabe lives to accomplish. And they have nothing but time and rage on their side.

We also might agree that they are resilient by their numbers. For every hundred who meet dead ends, run out of funding, slip up or miraculously overcome their anger, a few survive to snake along towards the objective. They independently find training camps, develop connections, obtain funding, purposely seek out jobs that might position them two years, five years, or ten years out in roles and responsibilities where they are in place to be future agents to a grander plan. In a way they are like a virus that constantly mutates to survive the latest vaccine. If terror influenza can’t break out this season, it will transform to break out the next season or the season following.

Now we find ourselves confronted with a dilemma. Once again the Bush inner circle secretly negotiated a business transaction, this time with Dubai, the second largest emirate among the federation of emirates comprising the United Arab Emirates, to own a limited number of piers within a limited number of ports. And when the deal was revealed by that pesky liberal press, as if a starting gun sounded, Washington’s finest made a mad rush to jump into their constituency fox holes, tongues drawn and flailing wildly into the dark public domain. Democrats were dizzy seizing an opportunity to look strong on security. Republicans were franticly separating from the drag the President has become. Talking points ran the gamut from racism to another Bush family pocket lining project. It was crazy; conservatives sounding like liberals and progressives sounding like neo-cons.

Personally, I found some of the positioning amusing, some boring and as usual, all of it based on few facts. Regardless, I was reminded of one golden rule of government: the distance of a politician’s vision is directly proportional to the length of their term. And that plays a huge role in our continued weakness in national security which translates into a great advantage for our enemies. Our leadership and decision makers are constrained by their election campaigns; our enemies are constrained only by their imagination and persistence.

Anyway, given all the political and media noise, I kept coming back to one simple question: why would we knowingly set up a scenario in which there is an opportunity for exploitation by terrorists?

There are many steps in the importing process of loading, shipping and unloading foreign cargo at our ports. It seems to me this deal with Dubai clearly places the process’s final steps at some very strategic ports under the potential control of someone who might have bad objectives in mind. It is as simple as that. With everything else we need to worry about in that process, why needlessly add another layer of concern that will certainly drain already limited resources? Plug the drain by eliminating the opportunity.

And I’m sorry if Dubai doesn’t like the second guessing at this late date. Unfortunately, it couldn’t be helped. They’ll have to get over it, which reminds me of another little oddity I just have to comment on. You know, for a President who constantly reminded us during his last election that ‘if elected President, Senator Kerry would seek the approval of France for foreign policy’, I find it ironic that in President Bush’s rush to support the deal he reasoned that we needed to consider how the Middle East would feel if we canceled this deal; that the only explanation for opposition to this deal must be racism.

Well I strongly oppose this deal. It should never have emerged from the clandestine meetings held in the White House backrooms by the administration faithful. It is a short-sighted economic promise that just might profit a far-sighted terrorist pledge. If that is racist, so be it. But I would argue it is merely common sense.

The State of Gallatin TN Real Estate

Gallatin TN Real Estate currently has 500 single-family homes on the market…most of which (415) are under $500,000. There are 62 homes listed between $500,000 and $999,999.

But, there are 23 homes with a list price of over $1,000,000. The highest price home for sale in Gallatin TN Real Estate is $4,700,000…which is a 10,500 sq. ft. lake home with a private boat dock on Old Hickory Lake.

The number of homes sold has decreased a bit from January and February of 2008. There were 51 single-family homes sold in January 2008…with an average sales price of $260,587…with an average of 81 days on market. By comparison, January of 2009 saw only 13 homes sold at an average sales price of $230,534…with an average days on market of 77.

What about February for Gallatin TN Real Estate?

February 2008 saw 40 single-family homes closed with an average sales price of $211,658. With an average of 91 days on market.

However, February of 2009 shows 26 single-family homes closed with an average sales price of $225,011….and 90 days on market. This indicates an average price increase over 2008.

At this time, there are too many new homes for sale in Gallatin TN Real Estate. They have over-built and it’s a great time to find a bargain in new construction.
